Joe Brown's Carmel Corn, the 94-year-old popcorn shop that was Lloyd Center's oldest tenant, plans to open in the food court at Tigard's Washington Square mall.
Owner David Ferguson confirmed to The Oregonian/OregonLive that the shop aims to open by the second week of October. The business also teased the move on Instagram on Sept. 26, posting that it was about three weeks away from opening one of its new locations at the mall.
The arrival adds a familiar Portland name to a Washington Square food court that mall owner Macerich has been renovating this year with new flooring, lighting and furniture. The mall is also bringing in retailers including Vuori, Pandora, Sukoshi Mart and Portland Gear, according to May reporting by The Oregonian/OregonLive.
Joe Brown's Carmel Corn started in downtown Portland in 1932. The shop expanded across the city, shut down temporarily during World War II, then became one of Lloyd Center's original tenants when that mall opened in 1960. For 66 years, it served its signature striped boxes of popcorn from the same second-floor storefront.
Lloyd Center closed in August 2026. Total demolition followed.
On the mall's last day, lines outside Joe Brown's stretched past 100 customers for hours. Overhead announcements declared the mall officially shut, but people kept waiting. Karen Kraus, a longtime customer, told The Oregonian that day: "It's kind of this nostalgia. When you walked through the mall, you could smell it, and it just called you."
Ferguson bought Joe Brown's in 2019. He grew up visiting Lloyd Center in the 1980s and said he always left with a bag of popcorn. Staying open until the mall's final day was important to him, he told The Oregonian.
Ferguson hinted that a second location on Portland's east side may also be coming. "I have to let the ink dry before I let that cat out of the bag," he told The Oregonian on Sept. 30 when asked about the possibility.
The Oregonian reported that Washington Square did not respond to a request for comment on the new tenant. Ferguson's mid-October target would put Joe Brown's in place by the start of the holiday shopping season, a timeline the business highlighted in its Instagram announcement.
